Document 3: The Fake Deed of Assignment. This is the most common tool for double-selling. A seller creates multiple deeds of assignment for the same parcel of land, selling it to several buyers before disappearing. Insist on conducting a search to confirm that no prior sale exists, and ensure the deed is stamped and registered at the Land Registry.
